The gap in the middle

Activity, then a long quiet stretch, then a cluster of recent closings. That shape is real and it is left in rather than smoothed over, because a record presented as an even flow of business would be a different record from this one.

The size effect does not run cleanly here

Small buildings price highest, as they do almost everywhere. But the 26-to-50 band prices above the 11-to-25 band rather than below it, and ten closings split three ways cannot settle why.

That is worth knowing before pricing off a band — and it is the narrow version of a wider finding: pooled across this desk's whole record the size effect is clean, and inside a single neighborhood it holds in four towns of nine.

Why this submarket prices differently from the rest of the Valley

The Metro B Line reached North Hollywood in June 2000 and stopped there. Being the end of the line rather than a stop on it concentrated development along Lankershim for a quarter century, and it is why North Hollywood is the one Valley submarket where a redevelopment buyer genuinely competes with an income buyer for the same building — what the terminus did.

Those two buyers can be a long way apart on the same asset, and which one is right depends on the parcel rather than the building: who buys apartment buildings in North Hollywood.
