Malibu multifamily is a different asset class than anything in the Valley or central LA — coastal scarcity pricing, a thin transaction count, and a regulatory picture that has nothing to do with LA City RSO. The two buildings I've closed here, in 2012 and 2017, traded at $497K and $865K per unit — numbers that only make sense once you understand this is coastal California real estate, not Valley workforce housing with an ocean view.
