What It Costs to Sell a North Hollywood Apartment Building

North Hollywood is inside the City of Los Angeles, so the whole city stack applies.

1. Measure ULA

Charged on gross sale price, not gain, above a City of Los Angeles threshold that is indexed and moves.

North Hollywood's median is $257,414 per unit, so the threshold question turns almost entirely on unit count. Mid-sized buildings here routinely clear it. Model it on the gross number before you set a price, and if a 1031 exchange is in play, model it early — ULA is charged whether or not you defer the gain.

2. The soft-story retrofit

6. Loan prepayment

Step-down, yield maintenance and defeasance produce very different numbers on the same balance. Establish which yours carries before you list, not during escrow.

7. Escrow, title and the ordinary items

Escrow fees, title policy, county and city transfer tax, prorations.

8. Tax on the gain

Federal capital gains, depreciation recapture, California income tax, and the 1031 question.
