Dickens carries the sharpest fact on this page: 14258 Dickens sold twice, ten months apart, up 32% — the same eleven-unit building, so nearly every variable is held constant. That is a better comparison than any median, and it is written up with the other two streets at three streets in Sherman Oaks that appear more than once.
Pooled across this record, larger buildings trade lower per door, cleanly. In Sherman Oaks, the 26-to-50-unit band is the highest of the three.
