Source of income protection is California's prohibition on housing discrimination based on how a tenant pays rent, including rental assistance vouchers, in force since January 2020.
A landlord may not refuse to rent to, or terminate, a tenant because they hold a Housing Choice Voucher, and may not advertise or structure a transaction to exclude voucher holders.
For a seller it means voucher tenancies cannot be cleared before a sale to make the building more attractive, and a buyer cannot decline to continue participation. Voucher units transfer with the building, and many operators consider the government-paid portion the most reliable line on an LA rent roll.
