The rent registry is the City of Los Angeles record of the rent charged for each RSO-covered unit, maintained through the annual registration that owners of rent-stabilized property are required to complete.
Registration is maintained by filing annually and paying the per-unit fee. An owner who is not properly registered generally cannot lawfully collect rent increases, and increases taken during a lapse may not be collectible.
Every serious LA multifamily buyer pulls the registry history and compares it line by line to the rent roll. A registered rent lower than the rent roll is a rollback exposure, and capitalised at a market cap rate a small monthly discrepancy becomes a five-figure valuation adjustment on one unit.
