Living in Granada Hills — Neighborhood Guide

About Granada Hills

Granada Hills is a residential LA City neighborhood in the northern San Fernando Valley, known for larger single-family lot sizes, equestrian pockets, and O'Melveny Park — the second-largest city-owned park in Los Angeles after Griffith Park.

Who lives in Granada Hills

A predominantly middle- to upper-middle-class residential community with a higher share of single-family homeownership than most core-LA multifamily submarkets.

Who works here

Primarily residential and commuter-oriented; the broader northern Valley aerospace legacy (Rocketdyne, Aerojet, and related contractors historically based in nearby Canoga Park and the Santa Susana Field Laboratory) shaped the area's postwar development even though the plants themselves sit outside Granada Hills proper.

Getting around

Metro bus service along Balboa Boulevard, Chatsworth Street, and Rinaldi Street. Freeway access via the 118 and 405.

Schools and colleges

LAUSD. Granada Hills Charter High School is one of the largest and best-known charter high schools in the country.

Landmarks and public spaces

O'Melveny Park (nearly 700 acres in the Santa Susana Mountains, the second-largest LA city park), the former Devonshire Downs fairgrounds and racetrack site (now part of CSUN's north campus), and the Michael D. Antonovich Regional Park (Bee Canyon).

Parks and recreation

O'Melveny Park, Michael D. Antonovich Regional Park (Bee Canyon), and Petit Park.

Dining, culture, and character

Chatsworth Street and Balboa Boulevard host Granada Hills' neighborhood-scale dining and retail.

Local events and traditions

Granada Hills Neighborhood Council civic events and the Granada Hills community's periodic centennial and heritage programming.

Notable associations

O'Melveny Park was originally the working C.J. Ranch before it became, at nearly 700 acres, the second-largest city-owned park in Los Angeles.

A bit of history

Developed primarily in the postwar decades as a middle-class Valley suburb with larger-than-average lot sizes. O'Melveny Park's land was purchased in 1941 by attorney John O'Melveny as a working ranch — grazing cattle, growing citrus, and even raising bulldogs — before eventually becoming city parkland.

Michael's take on Granada Hills

Granada Hills multifamily is a smaller slice of a predominantly single-family-home submarket. Sterman works it primarily through comparable sales with Northridge and Porter Ranch — buyers here price on the same yield-oriented basis as the rest of the northern Valley.
