Its own city of 32,701 as of the 2020 census, with an outsized commercial identity and a multifamily history that runs deeper than the single-family image suggests. What sets it apart for an apartment owner is regulatory: Beverly Hills runs two separate rent stabilization chapters rather than one, and which chapter governs a given unit changes that unit's lawful rent trajectory.
A population of 32,701 at the 2020 census across a small footprint, with household incomes among the highest in Los Angeles County and a meaningful renter population concentrated in the multifamily blocks south of Wilshire. Notable long-standing Persian American and Jewish communities shape much of the city's institutional and retail life.
Anchored by the Rodeo Drive retail district, professional services, entertainment industry business management, and medical practices around the Cedars-Sinai corridor to the east. Not a market dependent on any single employer.
The Metro D Line subway extension opened May 8, 2026, running from Wilshire/Western in Koreatown to Wilshire/La Cienega, with new stations at Wilshire/La Brea, Wilshire/Fairfax and Wilshire/La Cienega — heavy rail service to the city for the first time. Wilshire, Santa Monica and Olympic Boulevards carry the surface traffic.
Beverly Hills Unified School District, unified into a combined elementary and high school district in 1936, is among the most frequently cited reasons tenants stay in place — which makes it a tenant-stability input rather than a lifestyle footnote.
Rodeo Drive, the Beverly Wilshire, Beverly Gardens Park and the Civic Center.
Beverly Gardens Park runs as a landscaped strip along Santa Monica Boulevard for roughly two miles, with Roxbury Park, La Cienega Park and Coldwater Canyon Park providing neighborhood recreation. The Beverly Hills Farmers Market operates year-round on Sundays from 8 a.m. to 1 p.m. on the 9300 block of Civic Center Drive with more than 60 farmers and vendors.
Dining is a destination industry here rather than a neighborhood amenity — the Golden Triangle around Rodeo Drive, the hotel dining rooms including the Beverly Wilshire, and the restaurant runs along Canon Drive, Beverly Drive and South Santa Monica Boulevard. Persian restaurants and markets along Westwood-adjacent corridors serve the local community directly.
The Beverly Hills Art Show fills four garden blocks of Beverly Gardens Park twice a year with roughly 250 artists — May 16 and 17 in 2026, and again October 17 and 18 — and it is free. The Rodeo Drive Concours d'Elegance lines Rodeo Drive with about 100 rare vehicles every Father's Day. The Sunday farmers market adds its own calendar, including an annual Pie Bake in June and PickleFest in August.
The city's history is more useful to an owner than its resident roster: it was incorporated in September 1914 by investors who drilled for oil and struck water instead, and its rental history predates its single-family reputation — the Beverly Wilshire opened as an apartment hotel on January 1, 1928, built by Walter G. McCarty on the site of the former Beverly Hills Speedway.
Incorporated in September 1914 by investors who had drilled for oil and found water instead, then developed the land as a town. Its rental history is older than most assume: the Beverly Wilshire opened as an apartment hotel on January 1, 1928, built by Walter G. McCarty on the site of the former Beverly Hills Speedway.
The thing that decides value here is which of the city's two ordinances governs each unit. Chapter 5 covers buildings built before September 20, 1978 whose original monthly rent was $600 or less — a two-part test, not vintage alone — and its maximum increase currently sits at 3.34%, revised monthly, most recently July 14, 2026. Chapter 6 covers essentially everything else at 3.6%, revised each June. Registration is due within 30 days of executing a lease and unused increases cannot be banked. Deals here go sideways late when a buyer's analyst tests the unit-level chapter assignments and something does not reconcile, so getting that clean pre-market is price protection. Also worth knowing: Measure ULA does not apply, because this is not LA City. I have not closed in Beverly Hills proper — my comparable book here is the surrounding ring: West Hollywood, Beverlywood, Century City, Westwood, Fairfax and Hancock Park.
