Welfare Exemption (Property Tax)

The welfare exemption is a California property tax exemption for certain nonprofit-owned properties used for qualifying charitable, religious, or related purposes. Rarely applicable to standard LA multifamily.

What it means in practice

Qualifying nonprofits (religious, educational, scientific, hospital, affordable housing nonprofits) can claim property tax exemption on properties used for qualifying purposes. Affordable housing owned and operated by qualifying nonprofits can sometimes qualify — creating a meaningful cost advantage vs. for-profit ownership.

Why it matters for LA multifamily

For most LA multifamily sellers and buyers, welfare exemption is not relevant. Occasionally relevant in partnerships with affordable housing nonprofit partners or specialized mixed-use structures. Verify eligibility carefully with tax counsel.
