Repositioning is the strategic transformation of a multifamily property — physical renovation, tenant mix change, rebranding, or operational overhaul — to move it to a higher-value market segment.

What it means in practice

Repositioning projects are more extensive than standard value-add: full common-area renovations, aggressive unit turnover and upgrade, rebrand, potential use-change applications. Timelines typically 18–48 months; capital requirements substantial.

Why it matters for LA multifamily

LA multifamily repositioning is more complex than in less-regulated markets due to RSO constraints on tenant turnover. Repositioning pre-1978 LA City inventory is particularly slow given the 4% ceiling on RSO rent growth. Post-1995 and AB 1482-only repositioning offers more executable paths.
